Adani Navbharat Developers Private Limited says a bhoomi poojan on 12 October at the 22-acre Matunga railway site marked the start of construction on rehabilitation homes for Dharavi. The project company lists 10 towers, 10,432 homes and 1,379 commercial and industrial units. It says the first five towers are due to be handed to DRP/SRA by March 2029, two more by August 2029 and the final three by August 2030. Those are the developer’s stated targets, not verified completion dates. Read the company’s announcement.
Matunga is one part of a longer railway-land arrangement. The Dharavi Redevelopment Project/Slum Rehabilitation Authority says a 2022 memorandum and lease with the Railway Land Development Authority covered about 45 acres adjoining Dharavi. It describes rehabilitation for existing railway-land residents and redevelopment of railway quarters, with about 84,649 square metres of built-up area. The 22-acre site in this week’s announcement should not be read as the whole 45-acre arrangement. The authority’s project history sets out that land framework.
The announcement says residents from Sectors 6 and 1 will receive homes at Matunga first, followed by nearly 4,500 apartments for other eligible residents. It does not publish a beneficiary list, the sequencing rules, construction packages or a progress schedule checked by the authority. The public authority’s page separates eligibility and entitlement services, which makes resident-level clarity part of the delivery test.
For residents, the next useful milestones are visible work on site, published eligibility decisions, utility and access plans, and a handover sequence that can be checked tower by tower. The announcement gives a housing count and target dates. The project’s public record will need to show how those commitments translate into completed homes and a workable move-in process.
